Startup & Commissioning

General

Work as a partner with owner’s representative, design professionals, and contractors to create a final product that is functional, operational, and meets the needs and expectations of the owner by executing a commissioning plan with the following steps;

  • Pre-Operational Checkout and Individual Component Testing
  • Equipment Testing
  • System Testing
  • Multisystem Testing
  • Documentation
  • Training

Pre-Operational Checkout and Individual Component Testing

  • Equipment and installation review and inspection.
  • Witness contractor testing specified in contract documents. (i.e. Piping sytem pressure testing, duct leakage testing, vibration testing, etc.)
  • Verify measurement devices calibration. (i.e. temperature sensors, pressure sensors, etc.)
  • Test equipment components capacity. (i.e. coils, burners, etc.)
  • Test equipment compononents operation. (i.e. dampers, control valves, etc.)
  • Test safety devices. (i.e. freeze protection shutdown, high temperature limit shutdown, etc.)
  • Test alarms. (i.e. high/low gas pressure, equipment component malfunction)

Equipment Testing

  • Assist installing contractor in equipment startup.
  • Test all elements of equipment Sequence of Operations by simulating typical and non-typical operating conditions. Verify equipment Sequence of Operations by monitoring equipment operation through DDC system trending or data logging equipment
  • Recommend changes to equipment hardware and Sequence of Operations that will improve and optimize equipment operation.

System Testing

  • Assist installing contractor with system startup and integration of equipment into a completely operational system.
  • Test all elements of system operation by simulating typical and non-typical operating conditions. Verify system operation by monitoring system operation through DDC system trending or data logging equipment.
  • Recommend changes to equipment hardware and Sequence of Operations that will improve and optimize equipment operation.

Multisystem Testing

  • Assist installing contractor with system startup and integration of equipment into a completely functional and operatinal facility.
  • Verify facility functionality and operation by monitoring facility through DDC system trending or data logging equipment.
  • Recommend changes to equipment hardware and Sequence of Operations that will improve and optimize the functionality and operation of facility.

Documentation

  • Create documentation that describes all test procedures, results of testing, and summarizes the final sequence of operations for all systems and equipment.

Training

  • Participate in training of Operations and Maintenance personnel.
